So what is the best time of year to sell your home?
Each month has its pros and cons so let’s go through them one by one so that you can make the best decision for yourself.
January
Not impossible
Listing your house on the market in January will almost inevitably mean that the property will linger for much longer than you had initially planned and banked on. The New Jersey freeze in January does not inspire most people to venture out to organize such lengthy processes as buying and selling houses but, despite this, the demand can sometimes be surprisingly high. So if you need quick cash, don’t be put off by Jack Frost nipping at your nose because if you do manage to sell your home in January, you may well get a decent price for it.
February
Enjoy Valentine’s day and wait till Spring
February is still cold in both temperature and market terms so people are reluctant to shop for a home at this time of year. This means that houses still stick around on the market for quite a while, yet not as much as in January. Some people are starting to venture out a little more to see what’s on offer and perhaps even seeking a definite spring move-in date, so this could provide you with an opportunity to sell by the month’s end.
March
If you start me up
The spring market starts in March and the slightly warmer weather tends to encourage more people to seek a little fresh air and sunlight after a cold winter inside. New Jersey homes, at least, sell quite fast this month.
April
Not the cruelest month for house sellers by a long shot
The demand from buyers is high as the spring market is in full bloom. Home sellers might have to part with their properties for a little less than expected, however, if suitably priced, it could lead to a fair deal for buyers and sellers alike. April is a great month for swift sales.
May
Summer’s best month at least
May might well be the best month in summer to sell your home in New Jersey. As the flowers are in bloom, the peak is now in terms of properties aesthetics. Earlybird buyers will also want to get everything in order so that they can make the most of the summer months and be ready long before the children go back to school.
June
School’s out for Summer
June‘s jolly weather allows home buyers to casually look around for properties. The school year is almost at its end, encouraging parents to start contemplating the relocation of their children long before the new school year starts.
July
Just enjoy Independence Day
Why do you say that?
Your house will probably not receive much attention because Spring has sprung and the market has slowed.
Against that, there are two points in favor:
- families may be trying to find the perfect school district so they can move in before the school year starts, and
- if a family sold their house in spring, they may well be out to buy a new home as soon as possible.
August
School sells
As with July, parents who are looking for a house in an optimal school district in preparation for the new school year can sometimes inject a little pace into the slow market of late summer. Otherwise, your house might remain on the market a little longer than desirable. On the sunny side, if you succeed in selling, you will most likely get a better deal due to the low number of houses being sold around this time.
September
The summer’s gone but I’m having fun
After the relatively hot weather and slow summertime sadness, in September the market starts hotting up in New Jersey. The weather remains pleasant enough for homebuyers to waltz around visiting houses on sale. For anyone looking to sell their home well before the holidays creep up quickly then September is a good bet.
October
Simply the best, if you believe lies, damned lies, and statistics
This may surprise you but this is perhaps the best month to sell your house in.
How can that be?
At least in the state of New Jersey:
the average number of days on the market
+
analytics from marketing and real estate agents
=
October has the best statistics for home sellers.
Any time during the Fall is good, but October is the best month.
November
Cold November rain doesn’t facilitate house sales
This is true, in general, but you could still get a good deal on your home because some homebuyers are eager to get deals done and contracts signed before Thanksgiving, Christmas and Santa Claus come to town.
I mean, who wants to be worrying about all that during the Xmas turkey?
Exactly!
December
A no go
December is probably the worst month in which to sell a house. As with January, this is when homes listed on the market sit around waiting for the longest amount of time.
Why is that?
Very few people want to relocate in the middle of January. It is a busy time of year with a lot going on not most people are not prioritizing their housing issues, for example:
- the holidays are on the way so people are making travel plans;
- the weather is extremely cold.
In short, you will have to work wonders on your house to sell it in December.
